    I have spoken to many who have moved away from RR, but I am still sticking with them. Partly because some people who have moved away from RR, have since moved away from the new PM too. So as @Eric Wu mentioned I am finding it hard to settle on a good PM, who comes with good recommendation. The experience with RR is still average. The latest saga I am having is all my tenants with RR have not paid their water usage in almost 6 months. But my PM thinks this is no big deal, as they are already struggling to find rent money.

    Hope you are copping ok with the saga @SouthBoy.

    Such a pain to manage incompetent PMs (not referring to any particular PMs, but as a general comment).

    agree with this. our properties are not in Queensland but when problems are not dealt with promptly or in line with legislation, it is painful and potentially expensive.
    why do some fail to act on a breach, or side with the tenant to the cost of the landlord? ignorance? laziness? who knows.
    might have more to add in due course. in our case the company is not a cheap one, but paying a premium unfortunately does not always mean a quality service is provided.

    My current PM at RR is great, albeit not the best out of my few PMs. Generally responsive and return email within 24hrs occasionally quicker.

    I'm not familiar with requirements ... do PMs need to have certification or be licenced?

    Staff working in a business need a registration and business owners need a license. The registration requires completion of a number of modules, the license about three times as many, but in the grand scheme of things both are pretty basic and definitely don't prepare you to jump straight into the position (what education does?).

    I unfortunately am going to have to go against the trend and not recommend Ray white Marsden formerly Oscar property management.

    Just too many big mistakes, which I have been following up for months without resolve

    Including
    - not issuing utilities arrears breach notices after asking them to.
    - not issuing follow-up breaches after asking them tos since Feb
    - not following up administrational issues that I've been requesting every month for 4 months

    Clarification question, are you suggesting that Oscar PM then became RW Marsden, or are they 2 seperate companies and Oscar worked for RW Marsden?

    The original PM from Oscar moved to a different agency (not RW Marsden) and later the Oscar PM rent roll was sold (based on comments here, I'm assuming to RW Marsden).

    Have been with Integrity Property Management for over two years, had two tenants, one reno, one paint job and all handled by PM without any issues. So am happy to recommend them.

    That's a bit alarming! I've never been aware of any issues with the contact us form- and I always get back to those enquiries very quickly. I'm so so sorry.

    So did you receive the form at all? I ask because I've filled a few forms (not yours) and haven't heard back from people. Filled Paul@pfi's form and filled @Alex Straker 's form but didn't hear back. I'm wondering if it's a mac/windows issue. I use macbook.

    Ooooo not sure I want to associate with a Mac user :p

    I definitely haven't received the form- it comes from a unique email address that I can search it individually and I've accounted for all enquiries received in the past 12 months.
