WA PM recommendation please.

    Hi Everyone,

    I’m looking for a recommendation for a PM that covers the Carlisle area of Perth.

    Have been with current Agency for a year. On 4th PM in 12mths and really not happy with service.

    I know Perth is a tough market but I expect a basic level of service that includes answers to e mails within a couple day and a feeling that the PM is actually across the current issues at my property. A proactive approach to finding me a new tenant would also help.

    Current tenant moves out next week and property has been advertised for 3 weeks. 1st open was advised that the 2 registered attendees were no shows. Then had to wait 11 days for next open due to tenants being “difficult”. 2nd open today and no show from registered attendee or agent. Interested to hear the feedback tomorrow as I’m sure the PM who was also a no show doesn’t know I was at the property at the time of the open.

    Anyway just looking for a recommendation based on experience.

    If any of the PMs on here feel im being unreasonable with my expectations I’m happy to hear why as I’ve been very upfront with my current agency and asked for direct feedback if they feel my expectations are too high.

    You can do much better than that in Perth. I have had a highly positive experience with Investors Edge, who have offices throughout the metro area. Highly professional and they had a tenant signed up within 7 days of first advertising. Give them a call.

    I ended up going with Investors Edge. Early days but seems ok so far.

    How do you find them now ? May I ask what is the fee ?

    I use Paddington Realty over there for my own investment property and very happy with them

    Thanks DT. Where is your property located, North or South of the river ? What sort of fee do they charge?

    Mine is in Forrestfield, their agency is located in CBD. You'd have to talk to them about fees directly.

    They have been much better than the previous PM I was using. I am happy with their service and would recommend them. Their fees are a little higher than the norm over here but worth it for the extra level of service and peace of mind. PM me if you want any more details.

    I also use Investor’s Edge for property management in Perth. Their founder and MD is very passionate and knowledgeable about all things property investment and particularly the Perth market which for me is a great point of difference and underpins the service.

    Can I change the agent? please see item 6 or Do I need to wait till 23/4/2020? The tenant agreement renewal in July. If I ask my PM to continue will they charge me for renewal? Yes, I will check with them, just wanted to know from others.

    From what I can see there you are stuck with them until 2020. I’m always extremely cautious about the duration of the management agreement when I sign up. The same agent tried to sign me up for 2 years but I refused and we settled on 1 year, lucky or I would have been stuck with them for another 12 months.

    You probably have 2 options. Some others on here may provide other options.

    1 document all your concerns and advise it’s not working out and ask to be released from the agreement. I tried them same and they said no and that I needed to pay the “break costs....e.g the management fee for the remainder of the agreement”
    2 look at the general t&c’s at the back of the document section 3 and decide if you think you have grounds to terminate.

    Of course you can. Find another before you sack them and they will help you with the transition. While you are doing that study the full management authority - which you should have done before you signed it. Pay attention to the Termination clause.
    First priority is to learn about property investing. If you had you would not be asking such naive questions! Study Australian authoured books about residential property investing.
    I ALWAYS delete the standard Termination clause and replace it with a statement that I can sack the agent at anytime with 7 days written notice. I suggest you do the same. If the agent does not like that then find another agent.
    I have sacked an agent with no notice at all. They deserved it and did not argue about it.
    99% of agents here in Perth are dishonest, lazy and incompetent. Good luck trying to find a decent one.

    Totally agree. I have always crossed this out with no complaints from prospective PMs. No surprise really considering there is no need for the agent to incur up front costs with taking on your property management nor bear sunk costs if you leave. It is scam really.
