PM in Vermont - Eastern Melbourne

    Hi Guys,

    Looking for recommendation (or who to avoid) for PM in Vermont, Melbourne.

    We have had our current one for 5 years now, but think it is time to move on.

    Cons
    • Never call/email to let us know our PM has been replaced
    • Never respond to emails
    • Never set Out of office on email when going on leave
    • Have never had an inspection report in 5 years
    • This year we had to chase our Annual tax report
    Pros -
    • Price - fee is 5% so that seems OK
    • Vacancy - only vacant for about 1 week in 5 years. That being said we had to drop the price by $50 when it was first listed and was vacant for 2 months

    We use Harcourt Rowville. They have been great all this years.
    Inspection is done every 6 months (photoes supplied to us). Emails replied immediately, 24 hrs the latest. They manage most of our family IPs from outer eastern suburb to the west.

    Kym is the owner of the business with over 15 years experience.

    Extremely proactive. As an example, we have a problem with Yarra Valley Water. Kym solved the problem, then several months later followed up a fortnight before the next bill was due to ensure that the same issue didn't come up again.

    Incidental 5% is incredibly cheap, but from your list of grievances, you're kind of getting what you paid for.

    We use Harcourts in Mount Eliza for a PM down on the peninsula and would highly recommend them.

    I'm using the local Harcourts for one of my Brisbane properties and they've also been great. I've generally noticed that property management is highly dependant on the individual PM. The industry overall has improved, probably with the maturation of technology, but it still comes down to the individual.
