Does the PM set up insurance or do you do it yourself? Looking at richard and wrench because can get lol %1 discount (6%)

How do you actually know they are great managers?

Is building and landlord insurance always 2 separate costs?

Can both be claimed at tax time?

 

1. The Lessor or their Agent (if duly authorised) can take out insurance on behalf of the Lessor. For example, I am an authorised distributor of Terri Scheer insurance products, and can sign up my Landlords to save them from having to do it.

2. Could you rephrase your question please? Save for time, are you talking about Property Managers, or Insurance providers?

3. No, can be combined, example would be if you use a broker who builds tailored packages for you across multiple streams. I would say it is more common to have separate policies for building, contents and landlords insurance. It is actually not uncommon to see combined covers that are not necessarily any cheaper than separate policies, and also, the combined cover insurers [from what I have seen] will tend to favour/specialise in one particular area of insurance, example building, and their landlord policy will be lacking when compared with the cover offered by dedicated landlord insurers.

4. You would need to check if it is an approved deduction by the ATO. Most people would let their accountant/tax agent deal with this stuff.
