    Lol. Turned off that tight... rules out the kids.
    Who knows what the heck is going on there.

    My new tenants called me on their first night to ask where the HWC was so they could turn it on (my bad)... They simply washed with a cloth then showered in the morning.

    I had new ones who said the air conditioning didn't work, it's not blowing cold air.
    So the AC guy goes out there, and shows them how to use the remote control, and press the snowflake button.

    I use to have that happen to me.

    These days, I supply an A4 Display Book (c/w plastic pockets) with copies of every user manual for every appliance in the joint and make sure it's left on the kitchen bench.

    That sucks.
    In other news I went to IP2 today to dropstuff off for a tradie and cause tenants wanted to see me to get my permission to do some landscaping. .. While I was there they mentioned that a tap broke last week so they had gone to bunnings bought a new one and installed it...
    Did I mention my tenants are awesome.

    It's good when they do that.
    But there is the possibility that they will try to fix something and make it worse.

    I've had tenants who reported "curtains being unhooked in a couple places" (2 rings out of 30) as a maintenance issue and PM asked me to pay for a handyman to attend ... dumb and dumber ... what next ... I have to pay for a handyman to wash their dishes?

    sorry to hijack, but completely understand your frustration
