Plumber called out to turn hot water on!

    Totally I have a limit to how much can be spent on repairs -$100-up to $150 normally . $350 -That is wrong man .Definately dispute it if the tennant wont pay.They then wont do it again

    No arguments with that logic. I've even had to change light bulbs for tenants (the numpty tried to put a bayonet bulb into a screw socket).

    Still, I wouldn't tollerate a plumbers bill over this.

    So turns out it occurred on a Saturday afternoon and the plumber was there for less than 5 mins so charged the standard 'emergency' call out rate!

    PM is investigating as both they and the plumber normally do some initial fault finding over the phone. I'm no plumber but if I was told no water coming out of the hot taps I would say to look around the boiler for tap which might be off.

    Think I need to become an out of hours plumber and do three of these jobs a day. Happy days.

    You could always look at the other way, the tenant and has a young family,,they resets the boiler it fires up and there is a gas leak,wacko and it's not a simple process and i'm unsure how the contract of insurance would act on this because of the consequences of the tenants behaviour ..

    Sounds like the tenant was a bit of a sort (don't know what sort).

    Plumber had to run the bath?

    Don't pay that bill.
    Your PM and tenant are third world educated but expect first world service.
    I remember in 2013 Bundaberg flood, road were cut off for four dys. No electricity, no mobile phone service, no land line telephone services for 10 days.Food in fridge were getting rotten and everyone was in the same situation. We still managed to eat, live, and thrive.

    Inlet switched off is not hot water system failure or breakdown. Your pm should get your tenant pay

    I am a Plumber and I've never charged anywhere near that about for an emergency call out that took less then an hour to fix. About half that price sounds more reasonable to me.

    There are some people who take the wee wee.
    I've heard of someone coming out to look at a washing machine, pressing the reset button, and still charging like they had to fix something.

    To be fair, I would still charge for one hour as you still need to drive out there when you could have been at a different job. I don't agree with charging an arm and a leg though!

    That's fair enough.
    As long as people are upfront with their charges.
    I've rung around for quotes, 1 guy had a call out fee + his time, 2 others didn't, obviously picked one of them as it was a lot cheaper for a small job.

    So got feedback from the PM.

    Tenants contacted plumber directly on a Satirday arvo based on the pm's website supplying emergency numbers for plumbers etc if no Hot water.

    Plumber said the hot water tap to boiler was turned off too tight for the tennants to turn back on so he had to go out to it.

    Tap was on to start with and pm has told me they wouldn't have turned it off because it would have disadvantaged them!

    Also the hot water system is down the side of the house near the rear of the property. Not visible from the street and on the IP land.
