    Hello Experts,

I have been out of touch with Melb property cycle and started to do some reading here and online.

Would like to know if you can recommend good RE agent for sales in city of Wyandham and pre election pricing to post election pricing or worth waiting for next year vs selling it in next 3-6 months.

    Thanks in advance.

I guess the first question is - why are you considering to sell?

    Cheers,

We are property heavy and Melb IP is the one to cull

From pricing perspective, not much has changed pre/post election. And rate cut normally takes few months before showing any signs..

In my honest opinion, I don't see much change in prices over next 12months. Sell or hold - really comes down to your personal circumstances/what you trying to achieve ..

Have you been successful in finding a good agent to list your property?

Given the current climate-holding off the sale

What we do is if a very similar property nearby sells for a good price, we give the agent a call and see if they can recreate the magic. Hopefully there were some people that feel they "missed out".

I did this several years ago. A house on the same as my IP was for sale for a nice sum. Got mine valued as soon as that sold which bumped the valuation figure. Used that a selling point and sold mine with the same agent.
