    Hi All,

    I am new to this forum

    I am planning to buy a house in Brisbane.

    My generic requirements are listed bellow:

    1) Near to the City (within 30 min by Train/Bus to CBD)
    2) Within 500K to 550K range.
    3) Within the catchment area of good schools
    .

    Please advise me about which area I need to look.

    Good evening,

    Have a look on realestate.com.au or domain.com.au and have google maps (with public transport option) open at the same time. Just go through area by area until you're left with a handful of suburbs in your price range near to the city. Then you've got the challenge of looking for good schools - I suppose there's websites for this or if you're from Brisbane you'd probably have a relatively good idea of good schools around.

    I'd suggest deciding if you're after a house, unit, townhouse etc prior to starting (you can always change your mind later), as this will help steer your search and try prevent you getting boggled down.

    Once you've found the suburbs that fit your criteria it'll be hard to decide which is better unless you're familiar with the areas. Perhaps this would be the time to research more into the suburb or hit the ground on open houses and spending the day at different areas. Watch for the usual - backing on trains, main roads, flood areas etc which can really put 'great deals' into perspective when searching online.

    I'm not an expert but have recently been through a similar process. Once I found a few areas that matched my needs I stuck to ones I'm familiar with just because I was comfortable with that (probably not technically the right thing to do though as it makes it easy to miss out on potentially better suburbs).

    Generic questions will get generic responses.
    If you are not clear on why you are buying (eg I can afford up to 500k) then take a step back and ask why you are investing..

    The actual purchase of the property shouldn't be confused with what investing actually is.

    I am not looking for Investment, I am looking for a house to live which should be closer to city within my price range (550K) and withing catchment area of good schools. I was looking for suggestions and advise from other members which can help me to filter down my choices and to look for options that i might have missed.

    Think you might be struggling to pick up a place in MGE for that range at the moment.

    Northwest though there are many options still available...

    The best school catchment primary school wise would be Patricks road at ferny Hills. Not sure there is a highly desired high school catchment at that price.

    Andrew Allen from Allen Real Estate is a buyer's agent that does a lot in that Ferny Hills area - wealth of knowledge for that location

    Saw some houses within the 550k price mark last year in Mcdowall and Everton Park.

    MGE for sure or if you can stretch your budget by another $100k, you can't go wrong with Mansfield.

    Aspley is the best suburb in Brisbane.

    ****Disclaimer - im totally biased cos i live in Aspley.

    Pros- 5min walk to the city Buz (express bus) -30 mins to city
    5min drive to Chermside westfield -best shopping Qld (**bias?)
    2min to Gympie rd, 30 mins to city or hour(+) to GC/sunny coast
    Hypermarket now has Aldi/woolies/coles/kmart
    35 mins to airport
    Walk to Chermside hills reserve. 5 drive mins to Bunyaville forest
    School quality? Cant comment.

    Ironside State School is supposedly the best primary school in Brisbane. Suburbs include St Lucia and Taringa. Your price range will get you a Unit.
    In southside, the most talked about is Mansfield State Primary School. High school next door is most competitive. Your price range would get you a very rundown house, or a fair townhouse.
    Brisbane is a huge city so good to decide which part you want to live in... N. E. S W...

    I'm pretty sure you can still get a house in Sunnybank for that range.

    Maybe a townhouse or a unit.
    Even a dump selling for land value usually tops $600K, much more if in a good part of Sunnybank.
