    For SA at least, the SA Government Map will show zoning
    Property Location Browser v2.1

    ....and then the Development Plans will tell you the development controls
    sa.gov.au - Greater Metropolitan Adelaide development plans

    Plug in an address and the Zone Category and Map Index references allow you to look the provisions up in the relevant development plan.

    Hi Westminster

    Very useful and great posts by you. But I really couldn't understand the above. Could you please elaborate the bit about GST?

    E.g. I buy a old house with a big block of land. Then after moving in and making it my PPOR I decide I want to demolish the house, subdivide the block and build two houses. I then move back into one of the units and sell the other. As I understand there will be no CGT as it was part of my PPOR. How does GST come into it?

    Income tax possibly
    Generally GST is payable on the first sale of new residential property also

    I would seriously consider engaging a professional and reputable "project manager" to assist you with the project.

    May seem expensive but should save a you lot of stree, $$$ and headaches and you will learn a lot fron them as well.

    Unfortunately I'm full for about 3 more months. I only take on 5 clients at a time and so can't take on another until one finishes.
