Picks for each capital city

    I am probably only going to purchase one property in 2016 and possibly sell one as well. I Am sure lots of you guys are gearing up to do some buying early this year so I thought I would share my picks for Buy and Hold in each capital city.
    Sydney: House/Townhouse in Ermington/Rydalmere
    Adelaide: House in Kilburn close as you can to prospect.
    Brisbane: House or Townhouse 10km from CBD
    Gold Coast: House in Labrador or Southport
    Canberra: House in Scullin
    Perth: House in Beckenham
    Hobart: House in Moonah
    Darwin: House in Millner
    Melbourne: House in Deer Park

    Sydney , I like the Penrith area .I believe its up and coming .

    I agree with you. I still have a property out there that has performed well in yield and CG. Lots happening out there in the coming years.

    Re: Penrith - only if you can get it at a very good price. I say this because there's been lots of CG already and I know of people who are massively overpaying for the area. New house build on small land near Penrith costing 800k? Got to be joking. But it's true. :eek:

    yeah nice not too dissimilar from my thoughts. I was actually going to add Wynnum/Manly to the Brisbane picks.​

    Good areas... there's not much bayside around, but what is there has already been taken. They aren't releasing more land! And Thorneside/Birkdale/Wellington Point and all the way to Cleveland is also very nice.... :)

    **disclaimer... I own in Birkdale so I may be biased. But it is truly a great spot!

    Stones corner is great. Paddington is also a top pick for me.

    This is why we bought our future PPOR up the coast. Similar commute to the city, once the M1/M2 tunnel link up is built the commute will also be similar to Parramatta by car.

    No comparison between the two lifestyle wise :cool:

    The Stones Corner collective are trying to set up as their own suburb. Currently Stones Corner is part of Greenslopes. I voted no. Greenslopes has had 17-18% increase in median price in 12 months (depending on your source). Is it too late?

    Where do you source your % growth figures? Looking at Brisbane now, have only been able to find the averaged out figures

    Wherever gives me the figures I'm most pleased with ;)
    realestate.com.au - invest, or yourinvestmentpropertymag, or I think onthehouse, or propertyvalue, sqmresearch... any/all of these. Some are a few months behind but I can never remember which

    In my opinion Ermington/Rydalmere homes are in a very high price bracket that i would think should not be added to most investment portfolios.

    It can keep going up. But then again, i'm from Sydney. Anyway, think about how many ultra trendy locations there are in Brisbane. I'd bet that there are not too many...

    There's a few good express trains to get you in by 9 but I normally start 6 - 7am so I'll be stuck on the M1 until Ray Hadley and Singo start lobbying for better services to the CC again :D
