Photoshopped staging?

    If they were photoshopped they would have used nicer furniture :)

    I don't think the furniture is of a quality that you'd see in a professional photoshop job.

    Some of them do look odd, like the red chairs in the garage, but they also aren't really the quality of furniture you'd get from a professional.

    The bedrooms made me pause, but the bed against the corner wall also has a slightly wonky bedspread that wouldn't pass muster either. The photos we had photoshopped were slick and polished and the furniture was up to the minute.

    Nothing like these.

    Its popular in WA usually art work on walls is a give away. Shadows can be wrong.

    It seemed to me some of the edges were off (like a green screen type zoom background) and shadows weren't write right

    But may have been the eyeballs at 11pm and not really imprudent

    I thought so at first too because of the strange angles and shadows. Then I saw the floorplan and took another look. Now I don't think so.

    I dont think so. Give aways like plates remain on reverse images in kitchen etc. And the angled bed is a feature of the skinny room.

    Good photography to "angle up" the small spaces to give impression of size contradict with things like flooring to confuse the eye perhaps. Esp when images are taken from floor looking upwards this compounds the confusion. Linear floorboards etc. Could also have been a fisheye style camera (eg GoPro) as they can be used on a far wall to assist impression of size with a wide angle of image. Even when fisheye distortion is digitally removed it always still looks slightly wrong. One reason I stopped using GoPro

    Nice property,. Shame they used those roller doors and not panel lift as it does spoil the street appeal. I suspect it was once a open underside and those doors closed it in.

    Virtual inspection
    Pay on line
    Maybe use crypto
    Photoshop new images
    Sell on line

    Do these properties even exist?

    Can I do a virtual development? In a digital twin? Sell that off to an interstate buyer ( real or imagined), store up my crypto, in a virtual cave?

    Yes..it's already happening... ;)

    Celebrities (and others) are already paying millions of real dollars through virtual tokens to buy virtual land parcels, even full islands. Ownership and transfer is tracked by NFT.

    Just got a place in Newy & can confirm saw lots of listings had photoshopped furniture

    Also saw a few listings with photos that were "digitally decluttered"

    The "Friendly Auction" must be PRD agency, they always put that on their signs

    Love how private sales much more popular up here

    Still slightly scarred from a stressful Sydney auction

    Not necessarily- one of my rentals had photoshopped furniture… it wasn’t exactly the nicest but agent felt the furniture had to reflect the age and condition of the property. Admittedly, it was only for a rental listing, rather than a sales listing.

    My PM told me one tenant complained that the photos we had digitally staged for rental advertising (when brand new) were misleading for a property that was now four years old (wrong).

    Property was one year into its life (this was the second lease).

    PM said at the property inspection there were clothes everywhere, it was generally untidy (nothing we can do about that) and I (jokingly) suggested she ask the tenant if he would allow us to take photos of his furniture and mess to use in the next advert (and perhaps then he might understand why we use a staged photo).

    We had a laugh at his naïveté and will continue to use our digitally staged photos while the property remains looking new and fresh.
