WA Perth Vs Brisbane for IP 750K

    Hello brain trust,
    I couldn't decide where to buy for IP, either perth or brisbane. I understand that there is a massive growth in brisbane property market and not sure it is a good timing to do. What are your thoughts? Honestly I am not familiar with perth market at this point and havent done my DD. I am based in sydney. Any reference / posts about suburbs in WA? Thanks in advance!

    Maybe because I am from Perth I notice them. Lots and lots of threads on Perth some have years in titles too. Eg Perth Post a bargain 2020 etc. Search

    Perth has only grown 8.6% over the last 12 months vs Brisbane 28% or so.

    Is borders re-opening going to make much of a difference? I don’t know. Given its largely OOs purchasing, the cost to get to Perth is expensive to do reconnaissance and BAs more commonly used these days I wouldn’t have thought that investors would materially impact house appreciation.

    However I am also a contrarian at heart.

    Probably the most important stats you need to understand about the Perth market

    Balanced market is around 12,000 listings
    Today we have around 7,500 listings

    for 750 i would go prime suburb adealide or even newcastle. melbourne prob good but i am not familiar with market

    Just about all the major global events right now are setting us up for historically high commodity prices; inflation, war, need for renewables. Australia is considered by economists as a commodities based economy so will do well, generally, but Perth will benefit the most.

    Hi,

    In Brisbane, we have seen incredible growth, but what we have also seen is some suburbs that have not quite caught up. There are a number of suburbs that are still very undervalued. We target these suburbs and are continuously gaining 20% in 4 weeks constantly. My advise is to follow the buyers I can't give you suburbs because it changes each week but just call agent learn about how many offers did they get on the property, attend open homes and watch sales closely.

    You will get more for a place in Perth. More likely to get a nice 3x2 that more families would want, and therefore more buyers, than what you can get for 750k in Brisbane.

    More rubbish....lots in greater Brisbane....even parts of BCC.

    Perth by a country mile.... the great unwashed are heading there.
