    Seems like on par with Queens Park/East Cannington - which appears to be looking better and better with the development (redoing older houses into triplex). I guess this might also push from less investors to more owner occupiers.

    Have been looking at the QP/EC but stock seems to be quiet limited so considering Beckenham too but do also realise as its under Gosnells there are infrastructure fees associated with splitting on top of the potential issues you mentioned

    What about Parkwood, Ferndale? They are not as hot as Willettion but there is growth potential i believe...
    Some big blocks over there and renovation potential as well, probably you can get something around $600-650k and spend 30-40k on renovation?

    That's the order of my guesses for what will grow the most.

    To be honest, Thornlie has been going wild and so my current order would be Langford, Lynwood and then Thornlie.

    +1 on Langford and Lynwood. Historically low socio areas but 13km from the CBD, next to the river, squeezed between more expensive suburbs, good size blocks. I've always thought these undervalued suburbs ripe for long term gentrification and growth.

    E.g. a solid 4x2 on 680m2 this close to the City asking $450K. Would rent at $450/week

    So gosnells has a bad reputation I've heard from various sources I was having a look at some properties there a few weeks ago just kicking around the idea because of the value proposition.
    Anyway they are all gone now.
    The rising Tide lifting all boats perhaps.

    Also if you are still looking you may want to consider North as well I don't see that is being any better or worse than the south you might find some good opportunities up along the northern suburbs too?

    What do you thinks of investing in Maddington, Gosnell, Camillo & Kelmscot area? What is the prefer order among those suburbs?

    Mostly nope but some sub areas maybe. Search those suburb names on here

    What is your budget? the rental yield you are aiming for ? How did you come up with these suburbs?

    Far too vague a question. If youre talking standard suburban lot etc with no value add potential then really none of them appeal.

    With a medium term outlook there are some out of box decent opportunities in some of the areas mentioned above but require decent funds and the ability to put up with a terrible yield until a large, oversized valuation uplift occurs

    My budget is up to $300,000. These are the only suburbs that I find so far fit the budget.
