Well wouldn't recommend Realmark to anyone here.

As soon as the contract is signed basically radio silence. They've managed to put a property online and haven't even included the viewing date/time which is immediately after the weekend/public holiday.

If anyone has any experience getting out of contracts with useless property managers let me know.

 

There are many different Realmark offices/franchises - which one were you dealing with?

I learned about @Ingrid Giddens from this forum.
She is organising a whole heap of stuff pre-settlement including a few repairs so them my property can rent as soon as it settles.
And she doesn't 11% flat rate and it's fully inclusive not like some of the others I saw talking about 11% but still have a lot of other costs I'm actually pretty happy about now this has worked out.
I feel like she's onto it. Taking ownership.

 

Anyone heard of or used Oscar from dedicatedpm.com.au - $49 p/w incl GST no additional fees. Seems like a good bloke, sold his previous rent roll and is starting small. Lots of positive reviews.

We have just engaged him. I like his drive and motivation. Hoping he works out well, if not we will cancel the agreement (at no cost). There are a few others that we found that were reasonably priced and had fantastic reviews (8.8%) as opposed to Elders Rockingham at 15% and RMA at 15.4%.
We will see what happens but the 15% eats away too much from our yield.

 

Hey guys, new here and just looking into property management for the first time. We are heading OS for a couple of years and need a PM for our northern Inner City House. The first quote we got was for an eye watering 17-18% management fees, which I couldn't believe. Is there any further feedback in Oscar at DedicatedPM? His fees are substantially less and the online feedback is very impressive. Any assistance here would be greatly appreciated.

 

I would differ. some hard learnings myself to keep it short.

Better when the PM has a skin in the game where management fees are charged on % basis, instead of fixed fee structure.

Good to shop around until you find the right fit.

 

Oscar has been good for me so far, but early days, 2 months so far. He got me a 10pct higher rent than other pms were quoting. Maybe thats luck due to heavy demand. First inspection a few weeks away. And i find 16pct rates from other firms hard to digest.

Hey Squirrell, would you mind giving us an update on how your experience with Oscar has been over the last 6 months? Can't seem to find a PM that is under 16% when you add all the fees up.

 

All good so far. Collecting rent and paying bills as required. Tenants had a few issues to raise during inspection. Oscar's assistant recommended which items to address and forwarded several quotes for rectification which were done promptly for a good rate. No complaints.
