    I ended up going with Realmark, will let you know how it goes. Only reason is the fees, I'm slightly lower then 8% after negotiation and by signing up three northern coastal properties.

    That is a great price.
    My PM has recently increased their management fee by 1% for new client referrals for 2022.

    Curious to know what other landlords think below management model would stack up for WA PM - worth considering / too expensive?

    (a) $44.55 plus gst weekly property management fee for all inclusive.
    (b) No more to pay - not even advertising, marketing, letting fee, tribunal fee or anything else you can think of.
    (c) Fees remains independent of rental increase, so rental increase means more money for landlord but is the reverse if rent was to decrease (which rarely happens though).

    If the weekly rentals are say below 400PW would that cost still be acceptable? Lower the starting rental income gets higher the management costs become.

    If the model allows one to exit out at anytime without any Lock in contracts and/or fees or charges or penalty that might be a good outcome for the landlord

    I still prefer a % of rent so both landlord and PM have skin in the game.
    If fixed amount like that, there is a chance PM does not want to rock the boat by having a rent increase conversation. even though the % of increase is insignificant for PM, I still want a model where both are aligned.

    I've been impressed with Investors Edge. My experience varied depending on the actual property manager but generally they've been good to resolve issues, conduct routine inspections, flag lower than market rents etc. The fees in PM Perth are generally higher than Brisbane and Sydney from what I saw (9-11% vs 7-8%).

    Rents decreasing actually isn't that rare in Perth. Rent median can be quite volatile and downtowns can be quite sustained and similar to property market.

    Manages two properties for us in the Rockingham LGA, he grew up around there. Stand up guy. Former plasterer now the Business Development Manager at Elders Rockingham. He viewed all our purchases and potential purchases, saved us from “good” properties on crap streets. His local knowledge is exceptional. Communication 10/10 the tenants he found for us, wow, they are amazing
