Perth Property Management Fees

    Hello,
    What sort of management rates are people paying for property management in Perth these days? Would be handy to know All in (ex letting fee) fee and standard fee (where inspections etc are separate). Obviously different qualities of management charge different prices but just looking to get a range.
    Also my friend has 8 properties in the same block, what sort of management discount would one expect to get for having so many (in one place) under the same manager?

    No comments? No one has a property in Perth that they pay management fees on and care to share?

    I have property management fees between 7-8%, two weeks rent as letting fee, $50 - $60 rental inspection fee, $10 a month admin fees.

    Another property with 10% all inclusive + advertising when required.

    Another vacant property has a tenant moving in in a couple of weeks, so will know what the total of the fees will be on that one at the end of the month when the bill comes in. That one had been rented @ $270 but could only get $250 for it now ( was vacant for 6 weeks)

    That’s ex GST, add another $10-$15 a month with GST

    Prior to self managing my Perth IPs (app 10 years ago), my review of PM costs showed that between 15-17% of rental income went the the PM Agency thru managing, inspection, leasing and sundry fees. It is always much more than would appear at first glance.

    I've got one at 10% flat, and another that's pgot so many bits and pieces I haven't kept track of % but it's def more than 10%. Prob more like 14-16% But they're also excellent PM's. And I self manage another.

    10% (including GST) inclusive of everything, including letting, advertising, inspections and court appearances (if required). No complaints with the service.

    thanks for all the comments. Im thinking the all inclusive rates seems to be better value?? All the other fees seem to add a lot.

    For a Perth residential property I pay the PM a flat all inclusive 10% of rental income. Seems fair.

    For a residential property in southern suburbs I pay a different PM 8.5% plus, plus, plus every bloody thing. The total would be close to 15% of rental income. Grossly over priced but I have yet to find another to replace them. I'll be sacking them as soon as I can.

    I manage all PMs quite closely - cannot trust any of them to be honest or competent.

    Did my tax return recently so have my figure handy -
    I received $16,980 rent, they charged $2,016.
    That was with a continuous tenant.

    Any updates on good suggestions? Quote I've had works out at 14% - 16%. Would love to get something closer to 12%. Tried contacting De Freitas Ryan and looks like their rentals are managed by another company now.

    Yeah I know they are highly regarded in here. Figured with plus, plus, plus for all extra fees they fit into that 14% - 16% frame. I know a few have mentioned 10% or 11% all inclusive for their PM and seem happy with their services
