    From what I've been reading, there will not be any bargains to be had in Perth this year. (that is besides the rock lobsters) :D

    I would like to nominate this for consideration as a potential PPOR good buy - great entry point for the suburb - yes its close to the train (good and bad) but I don't think we'll be seeing prices with a 6 or a 7 in front for much longer. It's an awkward layout but quite a large amount of land.

    If the agent doesn't even show ONE inside picture, it's a detonate case. Unless a developer would like to build something for this overheated market and do a quick sale.

    This one is a reasonable bargain. Almost on par (if sold at the "from" price) with a couple of years ago. Not sure how much hidden maintenance involved. But looks good from the photos. Close to train station is a plus in my view for an inner suburb. One can almost do without a car.

    A 1 bedroom with study, starting at $700,000 ? Even by Sydney's standards this is NOT a bargain

    I'd have to disagree. An apartment this distance from the city would be more expensive in Sydney and this has 400sqm of land. It literally is land with a free house.

    I think it's really cute! If kids moved out these days i think I'd quite like it as a downsizer.

    The location might be a problem, depending on noise from road and train. Everything else ticks the boxes.

    We bought in ashfield in 2016 and still see it as a huge potential investment. Currently down probably 5-10% but with the rezoning set to happen in 2-3 years time, the proximity to city, river and transport, I still believe it is a winner.
    Downside - lots of government housing, however as the suberb gets the rezoning approval I expect these to decrease.

    What is the current amount of state housing? I know when I bought in it was 14%. What used to happen is they’d put the worst tenants in the suburb. Everyone got sick of it and rallied hard for change and it’s made a big difference. I only just noticed the new TPS open for comment today and just skimmed through it. First glance it appears a lot of zoning in Bassendean and Eden Hill are going to have zoning reduced. Then a lot of locations very close to train will be high density. I think I like it! Available vacant land will be reduced and hopefully see prices rise.

    Where did you find the latest TPS? Just looked but wasn't able to find it. Was only able to find the LPS 11.
