    For better CG, garage or carport?

    I’d expect the difference would normally be reflected in purchase price.

    I’d assume garage – but know nothing.

    IIRC carports typically can’t really be converted as they are too narrow for opening doors of 2 cars?

    What about house with garage in a worse location within the suburb v’s house with car port at the same price in a better location within the suburb?

    Everyone loves their double garages in Perth, so its not really even close.

    Depends on the age of the dwelling. A lot of houses were built to a very limited budget in some of those areas and so were built with a double carport. If it was the 80s/90s build they might be large enough to now enclose or at least put a garage door on them and leave the side near the fence open.

    In the newer land estates some rear loaded houses were not allowed garages but could have carports with doors on them which is an odd mix of the 2.

    Don’t even go there in Perth burbs….. garage, and preferably double

    Yes definitely... the standard is 5910mm wide with an opening of 5510mm.

    The other thing is to make sure the garage height is a minimum of 2.4-2.5 high as most have large SUVs. Seems trivial but I am not paying close attention to this my builds.

    Thanks MTR, those were my thoughts exactly - but you see so many listings in Clarkson, Merriwa, Butler with carports.

    No wuckers...in the outer lifestyle areas...it is mostly FIFO types. A lot are pulling in 250k plus. They leave their families in Perth....and a lot have large SUVs or Ford/GM large utes. They also have smaller boats/jetskis etc.

    So, it seems worth paying a bit extra if necessary for an IP with garage over carport?

    Rear loaded house - seen this term used a bit - what exactly does it mean?

    So if you are looking at cottage lots the ones on laneways will have a garage off the laneway - in Perth that is called a rear loaded lot. A front loaded lot has the driveway and garage at the front.

    If you're building then you put in a double garage - easy decision there.

    If you're buying established then you don't always have a choice as those suburbs that you are looking at will have quite a high percentage of double carports under the main roof instead of garages.

    It was common in the builds at the time and their construction budgets wouldn't stretch to a garage. I wouldn't rule out a house just because it had a carport.

    Could this be converted into a garage? Carport with tile roof attached to house. Over 1/2 enclosed with brick walls already. Dimensions are: 5.5m deep x 5.88m wide.
