    That's interesting. When I bought Cloverdale in 2011, it was definitely a buyers market. Since then, some specific sub-markets moved into sellers market territory and back again while the rest of the market stayed flat.

    A couple that aren't advertised as such, yes. Found one just this week next to a train station.

    A few low cost duplex sites are around NOR and SOR. Low cost = total development cost $700-800k

    Very high risk in the forseeable future though.
    Not a lot of people about to sell, or even rent to in the current environment.

    I can't agree with you. This is about as low risk as you can get.
    The most popular market is the under $500k market as it has the greatest market share. Producing affordable housing in areas with good amenities (train stations, shopping centres and schools) - these will be popular for FHOB, renters and investors.

    Also in the current market, the method would need to be revised, as the current environment offers no lubricant, so essentially you would need to "Dry Wall" it which isn't a comfortable situation at all.

    Rumpleforeskin, your "Dry Wall" comment is the first intelligent thing you have said on this forum since I started reading your dribble. Unfortunately, this is the least intelligent thing I have ever done on this forum (responding to one of your quotes). Just to clarify, what skin (Fore or other) have you got in this game?

    Westminster and a host of others that you have conversed with are worth their weight in gold for their willingness to share their experiences and provide advice for us plebs that just want to have a crack. Do you come to any of the Perth meetups? If not you should. You will get a lot more out of this forum by brining a positive attitude and a mindset of helping others. I suppose you think you are, in your own way. Anyways, Good luck on your journey.
