    Earth humour??

    Armadale has some very cheap housing. People on a tight budget keen to stop renting. I understand the attraction.

    Dayton. Apart from a train station going in within several km. I don't see the attraction either. Lots of future land out that way.

    Agent recommendations for western suburbs house. Asking for a family member. I won't say the agents they've used in the past but weren't super happy so keen to hear of any positive experiences.

    Very small suburb between Cottesloe, Claremont and Mosman Park.

    It may not work too well atm

    In a hot market you will find good re agents will be working for the seller not the buyer. There are plenty of buyers, agents are screaming for listings.

    Either use a BA who specialises in these areas, I would not recommend the larger BA in Perth
    Alternatively get on the phone snd network with RE agents that will work with you. Its a process and takes time to establish a relationship and nut it out

    I assume you're talking Swanbourne or peppy, incidentally the agents I'd recommend considering are different despite them being next to.each other. Is it a stand-alone house? What price point? Eg you'd use a different agent for a $4m Swanbourne house with architectural interest than you would an entry level property.

    Have arranged a number of sales in mosman park, nedlands, dalkeith and depending on type of property and potential buyer profile plus profile of property, the same agent isn't always the right one. Western suburbs is its own weird market and environment

    A free bit of advice I can offer is to strongly consider against going with the highest profile perth/western suburbs agent/celebrity/socialite, regardless of her annual sales volume

    Yeah, I know who you are talking about. Property is a 10yr old large home, expensive build but not a super modern style. 1000sqm block.

    I asked a client of ours, who is a Australian fund manager working out of Canada and the US for some macro commentary on the WA economy - here is what he had to say... supports our thinking that the Perth property market has 3-4 years of buoyancy ahead;

    “I firmly believe that Australia and even from a more macro jurisdictional view being APAC (Asia-Pacific) are experience the beginning of a commodity super cycle. We are seeing large amounts of institutional capital enter the mining market, stimulating new exploration with hard dollars going into the ground with the vision of finding the next producing deposits for miners.”


    “We are also seeing the major mining producers push out record numbers and are for sure watching the exploration companies that are active throughout Australia to firm up more resource opportunity that they can add on to their asset portfolio to secure future profits”.

    You (Western Australian) did vote him :p

    Though I dont think a personal or few 100k votes would have made a difference last election

    100% agree and it would be a lot cheaper too. Maybe even emulate singapore if they wanna be a bit special. But no they had to do it their own way. Looks like two architect companies both based in Perth were hired. Nothing special. I understand people wanting to hire WA based companies but overall it should be "best person for the job" selecton criteria. Top architects should have been hired. Hire mediocre ones and you get mediocre results.
