    I know Bayswater has been going gangbusters from what what I have heard, but I am no expert on this area

    ? no idea, but I would not be paying this price either, its still Baywater

    in advert said buyers in $1.1m range

    Perth’s rental prices the highest in six years as vacancy rates continue to fall

    Perth rentals are at their highest asking prices in almost six years with the median house costing $430 a week – the biggest yearly increase across the country.

    Domain’s March quarter rent report, released on Thursday, revealed the average house and unit rental prices in Western Australia had both risen by $15 a week during the first quarter of 2021, with units costing on average $365 a week

    Despite the market upswing, renters are yet to feel the squeeze experienced in 2013 during the peak of the mining boom, when the median house rental was $490 and units were $450 a week.

    The biggest increase was in the southern suburb of Manning which had rent jump by $100, or 22 per cent, in one year.

    Hamersley ($63), Bicton ($73), Kensington ($73) and Shelley ($70) also recorded large increases.

    Domain senior research analyst Nicola Powell said Perth rents had risen for three consecutive quarters.

    “Perth has moved from the most affordable capital city to be more expensive than Adelaide. House rents are now on par with Melbourne,” she said.

    Perth’s vacancy rate continues to fall, at 0.7 per cent in March.

    As home approvals triple in WA, the hidden cost of the COVID building boom is revealed

    Perth resident David Orlando, 33, said he was forced to pull out of a building contract with Summit Homes at the last minute after the builder added $30,000 to his proposed contract over five months between August and December.

    He said the amount was added after he and his fiance had signed a preliminary agreement and paid a $5000 fee towards their future house on Mr Orlando’s Lake Coogee block.

    It meant the couple missed out on being eligible for the state government’s $20,000 Building Bonus grant, which ran between June and December 2020.

    The pair say they also missed out on $10,000 from the federal government’s $25,000 HomeBuilder grant, which was scaled back to $15,000 from January 1.


    “We wasted half a year, we put our wedding on hold and we’ve essentially lost $30,000 worth of grants because we couldn’t sign that contract,” Mr Orlando said.

    “We couldn’t afford it, we already had finance approved for the amount they originally told us.”

    Mr Orlando, who spoke out to warn others of hidden costs, said there needed to be more accountability within the building industry and greater transparency around contract small print.

    “You talk to anyone who is building now, their price increases are pretty much identical to what the grants were, the builders are just absorbing that,” he said.

    Shortage of steel and timber also an issue which could blow out time frames

    Paying close attention to provision sums on my build so it does not blow out

    I wonder how long the housing building industry will be a mess for? A couple of years?
