    Doing a reno at the moment, replaced kitchen, new carpet, flooring, painting interior and exterior , tidied up gardens etc

    I thought her broker might have mentioned something. Ours was very knowledgeable and helpful. I agree.. not even in 10 years let alone 1 in Bullsbrook

    Had a look when the tenants left and was a bit of a mess so needed a good facial and makeover

    So she expecting a 15-20% increase in value over the next 12 months? She will be luck to get that over the next 5 years. Recipe for disaster / having to work well beyond planned retirement age.

    Hi, long time lurker here; forgot my earlier account so new account :(
    Have been looking for price to go down for my PPOR around Floreat area but it seems like there is no cooling down. stretched budget is 1.5m. I see too much price variation even though same suburb. I am new in this area (renting) and can't really understand the logic behind price variations. While browsing existing house, I came across this land in Daglish. 9 Robinson Terrace, Daglish, WA 6008
    How much should it cost? Would it be wise to build house in this area instead of buying existing?
    If down the line I have to sell, is there any chance I get back the money I invested?

    PS: Built a house 5 years ago near the hills, now value has gone down over 100ks. Don't want to make the same mistake again. Trying to move near the city for children's education

    The western suburbs are not cheap and I would think the majority being landlocked would add a premium to vacant land especially of the size that your Daglish link has.
    If you love the area so much and wish to stay put perhaps continue to rent there and look at more affordable Northern/Southern suburbs 5-10km to the city? Not likely to lose if you bought as much land as you could afford in an area close to public transport with great amenities within that radius and manage to hold for 5+ years. Also an opportunity to generate income through rent to minimise the negative cashflow (assuming 20% deposit).

    Do your own DD of course but that’s what I’d be thinking.

    Wild guess $1500 to $2000+ per sqm. Check building guidelines before buying.

    I know someone who paid $1.1m for a block in Shelton park, they wanted it. Apparently in that area there are restrictions on what you can build.

    At $451,800, Perth now has the lowest median house prices of any capital city - about half of Sydney's median house price of $918,314.

    Buy one, get one free for anyone buying in Perth from Sydney. Surely that will lure Sydney investors over here.

    Had a look around the area and the street is pretty old. REA asks about 850k; but some of the houses (old) with similar area have been sold for 750-800 in the past year in this suburb.
    By the way anyone here have a good understanding of Floreat/Wembley market? Seems like the houses towards east of floreat is less valuable than towards west?
    By the way, how much would it normally cost to build a house of 450 sqm (2 storey) with a good builder? ex 49 Newry Street, Floreat, WA 6014

    Floreat is divided into four, with the Floreat Forum shopping centre being the central point. West of the Forum is the most expensive zone. Floreat Is close to the coast and has beautiful green areas including Bold Park and Perry Lakes. Kids play sport - you name it - Floreat and nearby suburbs have plenty of options close by. Daglish/Shenton Park are closer to the train line if that’s important to you. What are you looking for in terms of house? Newish or a Reno project? Land size? Mt Claremont may be worth considering- more affordable.
