    looking at overall sqm rate and specs
    I have been given a price of 3 villas that are currently on the market, Summit the builder, similar size block and specs. Full turnkey. Good specs, I have viewed these
    The developer uses Summit all the time and very happy, what re has stated

    The difference is my block is rectangular and flat, other block 2.5/3.5 mtre drop away from road. I am expecting significant saving in site costs

    I am waiting on formal quote from Dale Alcock but I have seen a quote on similar product

    dale alcock also offering $18k off site works

    as I said I am gobsmacked at the competitive pricing. I have not developed in Perth since 2015/16, how times have changed

    once I receive formal quote will be happy to

    We are certainly seeing some early signs of recovery for the housing market for 15 out of 100 suburbs in Perth. Modest gains at 2% yearly growth at best in the foreseeable future though. West Perth is the only suburb that is showing positive gains for units. This may change once we close the first quarter of the year in March, but I don’t expect by much.

    Thanks! I’d narrowed down to get a quote from Summit. I was speaking with them before Christmas as they’ve had really great reviews. I spoke with Webb Brown Neaves also but their cheap range wasn’t looking like good value, or maybe I was just being unrealistic. Very helpful with ideas though. I agree now is the time to build in Perth. I need to sell a Brisbane property to do so which is a bit of a pain as it’s a rising market but I’ll have much better cashflow once I do it so it seems worth it. Looking forward to seeing your designs too. Dale Alcock did the devt next door to my block which I really liked, got a tour from the owner. I think with them being competitive in this market worth a quote also. I just need to decide what I want to build and stick with it.

    My son just got an apprenticeship in the mining industry. Quite a big intake of apprentices to have them fairly well trained within two years when a lot of projects will be taking off. Property and building prices will never be cheaper than now.

    Did you end up getting a formal quote from Dales? In the past it was Ventura ID, Summit and Dales in terms of pricing but lately Dales has become more competitive on Price and Ventura ID has now been swallowed up by BGC so not sure if they are going to be merged with Strata Wise. Obviously, the smaller builders don't have the buying power of these project builders but their margins should be less low overheads but I haven't dealt with smaller non branded builders on developments.

    Is that including demo and titles? I paid $1600 build only to a boutique builder for high end double storey townhouses in 2016 so I was expecting a price close to $1000 or $1100 for your development.

    I wont be using Dale Alcock

    getting drawings and designs and will shop it

    Smaller builders tend to have a shorter time frame for completion. This costs $$$ when timeframe is blown out

    Small builders are the way to go I find. I love the personal touch (who wants 50 layers of managers at a volume builder) and the buck stops here attitude.
    If you need some smaller builders to shop it let me know

    Yes $1634 turnkey with ducted A/C, full hight tiling in bathrooms/ensuite, 31c ceilings, glass balustrades, acrylic render, 600x600 rect procelian (300x600 on stairs and wet areas)

    To fellow members I`m just looking for a price check on drawings I have been quoted
    Concept drawings, DA Drawings & Building Permit Drawings for $9k + GST based on 3 x townhouses.

    My previous triplex was $7700 including gst for the above but was single storey. Any recommendations for designers/ drafties to do the above?
