    Is this for an investment? If so, I would probably avoid wattle grove.

    Not because of the article you linked mind you.

    Forrestfield - eh maybe, but I think you would need to be incredibly selective in that area.

    No - City of Joondalup put out a tender for a Planning Consultant to review the HOAs because they are the laughing stock of the LGA world.

    FTR - the Suzanne Thompson actually has a very valid point and has exposed a lot of shortcomings with the HOAs in general - even Joondalup going against their own recommendations to rush the policy through and then try to fix it as a scheme amendment to the LPS3 they have in front of the Minister for sign off "as is".

    Going down like a lead balloon and fast.

    Nope, it would my PPOR. I am renting since last 6.5 yrs and may be it's right time to buy one and stop renting.

    There is a NIMBY Facebook group that opposes development from Carine - Joondalup notifying residents of planning applications in HOA’s, etc and encouraging residents to oppose them

    If Vincent and Kalamunda can offer their residents quality outcomes with Deep Soil Zones, protected tree canopies, verge enhancement etc - Joondalup sure AF can.

    When you see 14 apartments going up in a cul-de-sac in an area not easily accessed by public transport and all with one carbay....

    When those apartments vary the R Codes to the point of stupidity (like, simply stating it meets the Design principles without demonstrating it); and is accepted....

    When those apartments are a block clearing exercise and proposing landscaped areas that will be little more than ash-trays....

    When those apartments are going up in your cul-de-sac....

    You would probably have something to say about it as well.

    Yes, I did avoid buying in rezoning areas so I wouldn’t need to worry. I like my space and I’m over fighting stupid decisions

    Watching policies change to improve outcomes for the neighborhood can be a lesson in frustration. I agree that deep soil zones and canopies are a vast improvement that Vincent are now using but it wasn't that long ago that green walls and grass crete were all the rage to meet landscaping policies.

    I agree with the intent for the HOAs to provide upzoning around shopping centres and train stations but the actual way it was done could be improved. If existing roads are not wide enough, especially cul de sacs with very limited road reserves, on street parking availability and turning circles then there should be additional criteria met to make a sympathetic project.

    I heard of an interesting project where they didn't meet the 10 frontage to all blocks for grouped dwellings in Duncraig so they applied to WAPC to go survey strata and were allowed 6m frontages.

    Minimum frontage rules are ridiculous anyway. That's another issue - minimum 20m frontage for Multiple Dwellings in areas with 16-18m frontages. Double block of apartments is the result.
