    Only heard from someone I know (so notsure how accurate it is) but some companies are going to be requiring boosters to fly out

    OP have a look at Dayton and Harrisdale. Both my investment properties in these suburbs are Positive cash flow.

    All companies will.

    These industries already have vaccinated status requirements and that status now expires 1 month after your booster eligibility date in WA.

    Anyone have thoughts on Quinns Rocks or Clarkson as an alternative to Waikiki/Safety Bay/Warnbro at the 400-450k price point?

    Are there any certain pockets of Quinns Rocks or Clarkson to avoid/aim for?

    I think this property is Zoned r17.5 as opposed to R40

    They are viable alternatives with similar demographic. Clarkson is further from the beach than Quinns generally but has the train station and shops etc so depends what things tick your list.

    Thanks Westminster, any areas of Quinns to avoid? Or general rule of thumb of trying to buy as close to the beach as possible

    Sorry I don't know the 'no go' bronx zones - or if there even are any. Generally google streetview might give you some ideas if you can count cars up on blocks :p
    But yes for Quinns the closer to beach the better

    But does not have upside of rezoning…. This is massive, a game changer imo. Why we are seeing prices going nuts in Thornlie

    In my view Quinns is a much better location than places like Coolongup or Thornlie. It is near the beach and once the Easterners see these sort of properties along the coast these places will escalate quickly.

    Lets track the growth over next 6-12 months

    Everything is rising, but there are star performers without a doubt

    Yes so did Butler...alkimos....Jindalee. anyway a rising tide should float all boats. But I would be careful holding amongst investor driven suburbs.

    Anyone have ever purchased a prop in WA closer to water treatment plan or live near it? Any things to consider ?

    Hornsby thread have some info on smell etc....

    2. 600-700K
    A. Padbury B. Duncraig C Kingslay D. Please Recommend

    $400-600k in order of best
    Craigie
    Morley
    Thornlie

    However, if any of the above is a development site or potential for development … its goes to number 1, regardless of suburb
    All above will be a buy for me


    600-700k
    Duncraig
    Kingsley
    Padbury
    Same, if you secure deve potential goes to number 1
    All good suburbs to buy into

    Morley has a very good decade coming up, between the major local and state government upgrades planned, the new morley centre planning scheme changes, the train line coming in, its proximity to bayswater which will be a massive hub connecting 3 train lines, the airport, ellenbrook and malaga etc with the city.

    Problem is that atm, i see parts of morley as offering poor value in the short term vs some superior options not too far away. Even in boom times different suburbs move at different times, imo at the moment for larger morleh blocks in good parts of morley youre beimg forced to pay prices that would make smart, under market purchases in say bedford or bayswater (maybe even dianella), an alternative and they're likely to have higher price ceilings than morley, regardleas of how much i rate morley


    Thornlie is a lower entry price point, like for like, vs morley so probably not a fair comparison

    If you were to genuinely be comparing them then it would be say liveable house on full block in thornlie with rezoning proposed v, in morley,retained old house on subdividef front block or a villa, for similar money.

    In that case id vote the thornlie option. Be carefult though, recent demand in thornlie has seen sub par thornlie properties sell for more than theyre worth imo but long term they will under perform the correct thornlie options. Devil is in the detail in a suburb like thornlie that has downsides to go with its positives too
