Hi All, I did a quick search and found another thread but it is for brisbane demolition companies. Anyway, am about to start a development and it was suggested that to speed things up, i can organize demolition while waiting for building permit etc. Can anyone suggest good reliable demolition companies they have used and roughly how much did you pay? thanks.
Depends on the house - if it has lots of salvage value then around 16-18k for an older home. If not, generally around 18-22k. Make sure you get a full demo to 600mm below the surface as well - so all trees plus roots, footings, soakwells etc and the site scraped clean and "made good". have seen some demos where the house is gone - slab is gone - footings and sub-slab plumbing left over.
Yep raked with minimum 300mm bucket. Also be weary of asbestos and that in times gone by builders buried their rubble. If this is found get ready for a bill. Also of note, demolition isn't a fast process. The place needs to get baited for 4-6 weeks while you get a demo permit, then it happens. Brajkovic are one of Perths biggest, never had an issue with them. On an average older style home (3x1 or similar), expect anywhere from $15k-$25k based on salvageable material etc listed above.
I use Mini Diggers. They do a good raking job and rake deeper than Brajkovic Price was $16k but small house with salvageable stuff.
thank you very much for your replies @Aaron Sice @boeman and @Westminster My builder actually gave me the quote they got initially. according to my depreciation report, there is approx 40k left (not sure if this equates to salvageable value - house is not run down much but old) This is what it says on the quote: This price includes: Demolition of the building(s), removal of the footings, rubble and associated debris, Removal of trees and vegetation required. Note- *Vegetation removed to 300mm from boundary fence only. *Trees within 1.0 metre of boundary, or in places where damage to underground services or fences may occur, will be cut off at ground level. *Any required stump grinding to be arranged and paid for by builder/owner after demolition. All asbestos sheeting will be removed and disposed of according to WorkSafe regulations, Removal of septic tanks, leach drains and associated pipes if encountered or location marked by owner/builder, *If septics require emptying/flushing, or a Stat Dec is required for the council, owner/builder must expose or mark location onsite. Water is cut back to the meter on the property side after the demolition, water meter remains *Do not disconnect water before demolition. Owner to arrange capping or disconnection on demolition completion. Site raked to 500 mm only with a 75mm spaced rake bucket, The site left clean and tidy. quoted 16800 (ex GST). plus these extras Extra’s Required: ( Can be arranged by customer at own costs) Rat-baiting the premises $ 200.00 Disconnection/Removal of Meter (standard) - Alinta Gas if required (each): $ 450.00 Disconnection/Removal of Meter (standard)- Western Power if required (each): $ 450.00 Disconnection of Sewer- (Cut and Seal) OR Septic Tank Empty (each): $ 450.00 Demolition Permit Application fee and Admin fees (each permit): $ 350.00*
I find it a bit rough that your quote doesn't include any of those items which are actually essential like rat baiting.
