Could anyone recommend a area of higher rental demand with a good employment rate so there is a better chance that the property will be respected?

Curtin or Murdoch Uni area? Innaloo area? Cannington area? Belmont area? Maylands area? Joondalup area?

    Any help would be great.:)

I don't think the area matters as much as the type of property you have for rent.

You can get latest vacancy rates using this link:

SQM Research - Residential Vacancy Rates

Most of Perth has very high vacancy rates and very low yields. Well, still not as low as Sidney and Melbourne.

I can't agree with this statement. Some areas will always be in higher demand with lower supply so there will be fewer vacancies.

I'd pick up the newest property investor magazine and just look at the vacancy rates from the back section (pity API is no longer around though).

seems like vacancies are rising and nominal rental income is falling atm for Perth in general
