    Mandurah is moving, Greenfields is cheapest area ….. but my understanding is this area may have some social issues???

    Potentially, have seen alot of buyers agents focusing in this area. MTR, if you had budget of 350k-400, what would be your top 2 in Perth right now? I had my eye on Thornlie but finding a 3 bedder for 400k seems hard now

    Your missed Thornlie with this budget. Its moved

    You may still get a 4x2 in Rockingham at $400,000
    Waikiki
    Warnbro
    Safety Bay

    otherwise I would buy a 3 bedder.

    Hi @MTR , Thank you for all your insights. We are pursuing a property that is close to the beach in Warnbro with an asking price of close to $380k(4 bedder). The only issue we see is there are a few social houses in that area. Would that be a no-no?

    Thanks MTR. Is a 3 bedder alot less desirable in these areas? In other words, is 4 bed in Perth the standard?

    no, not necessarily but rental return will be lower

    4x2 preferable

    Yes @MTR . Got this details from a local. The expected rent is also in between 370-390. The size of the house is a bit smaller compared to the other houses. The plus is its only a 8 minute walk to the beach. We aren't sure if we should just let it go cos of the social housing around??

    Is it 4x2
    Age of home and condition?

    look at sales in the nearby streets

    @MTR Correct 4x2x2(2001 built) The nearby streets did pretty well averaging from 400k to 450k.

    Sub par part of Morley, backing onto panel beaters on Stoke place, with Stoke place generally being a crappy semi developed light industrial and resi mix street with vacant blocks etc that will attract some bored trouble makers etc.

    Positive is the retain potential but the rear block you'd create would be sold lower than Morley average due to a) being on an uglyish street, b) being in not deal part of Morley, c) that rear block backing onto a panel beaters with associated pain and irritation of that.

    Oh yeah, another positive is I suspect it's should be close to upcoming morley station but I'm too lazy to check exactly so you'd want to double check that. I suspect a 5 Mon walk
