    Hey mate, not necessarily although we have watched a lot of his videos and followed his forum. Not religiously but learned quite a bit along the way. Happy to share the PM's details with you - we are waiting to hear back just for confirmation the rate is 8.8% as sometimes you hear that and what you receive is higher.

    Probably got own issue. There are houses going for 340k, far better condition. It looks this is priced accordingly.

    Do they still allow entertainment on Sundays in Perth? Very conservative place lol. OK I was just reading about it. All good now. Hope that mind set still not around.

    Looks like this was purchased for $675k December 2020. Subdivided and built, now advertised for $1mill+ each.

    Can anyone with more experience than I comment on how much the build for this would have cost and thus estimated profit? Seems like very good margin, or are these overpriced?

    plus subdivision costs, plus holding costs.
    my napkin looks like:
    purchase: $675k
    stamp duty: $25k
    subdivision: $50k..?
    holding: $30k
    build: $800k
    sum: $1.6m

    $400k (25%) total profit for a couple of years planning and work and holding the bag financially.

    (I would love someone like @Westminster to show their working out here though, i don't really know what i'm talking about)

    I doubt $400k in todays market would be enough for each build. Not if you are expecting to sell each for $1M

    It will need higher specs and i think we have seen build go up 40% over last 12 months

    Yes, I was thinking that since these are complete, they may not have been stung by the current prices too bad. What do you think these two might have cost to build last year? What do you think the qutoe might be today?
