    These colours say McDonald's to me. When I look at it I can smell McDonald's.

    One of the things that I found interesting buying in Perth and looking at properties is the amount of original 80s homes that there are.
    Familiar with seeing these types of homes pop up from time to time in the Eastern states but in Perth there are so many.
    Those brown kitchens and brown internal bricks. Very common and it's quite interesting that they haven't been renovated since that time yes I'm sure that some have but it's still interesting just see how many original is there are in terms of a percentage compared to say other cities

    Yeah agree, apparently asking was going above 405ish when we were originally speaking to the agent. They're just flying now.

    All depends on the areas you're looking in as often you're dealing with the first homes built on the blocks when the suburb was first created.

    Eg many homes like you described in the willetton area, whereas if you look a bit down leach hwy towards winthrop, that kind of home doesn't dominate (still exists in small part) as winthrop was created roughly 10 to 15 years after willetton. A fair few northern suburbs were also created around that era and will be dominated by those kind of homes

    You similarly won't find many of those 80s type exposed brick everywhere homes in nedlands, north perth, Mount hawthorn, or even midland as most houses were built before that era and those that have been rebuilt likely occurred after that period.

    I suspect the areas you're targeting were heavily built out during the 80s which would explain the appearance of those sort of homes being everywhere but It's not quite the case

    Any recommendation of a good property manager in Rockingham area? I got a quote and I was given a 9.35% management fee is this normal in the area? Thank you.

    I think that's on the lower end. Quotes I get range from 10-15%.

    We have received a few quotes - property management is much more expensive in Perth compared to what we pay for in Sydney. They were all recommended from posters in PK's group on FB.

    Admin - not sure if I can post these details here - so apologise if they are not allowed. Please remove.

    Details of who we have contacted so far and the feedback we received (hope this helps someone)

    1. Elders Rockingham - Jacob - great bloke, grew up in Rockingham. Has been mentioned a few times in the forum on FB and helps interstate buyers a lot. Fee is around 14% all inclusive.
    2. RMA - referred to by an agent, fee is around 15.3% all inclusive

    Really? that's a great yield if it went for 405K - last contact with the agent was it was around there. But you never know if you are not on the ground...

    Something to consider with property management in current climate is that the pm has got a grip on pricing for trades, repairs.

    Hi Johnnybravo, thanks for the information you have provided above. So above 10% is not unsual in this area, wow! The 9.35% I received is only for the property management that is exclusive of all other services. If you can also send the last one you mentioned would be great! Cheers!
