Persuading neighbour to sell

    We are on the market for a development block, heading into auction soon. Now we just realised that by including a part of neighbour block, it could actually increase all our values by 30% at least. Should we call it off first or just proceed and see how it goes while in the mean time try approaching the neighbour?.... Any advice..
