Is it common for agents to do a periodic inspection every 6 months? I only used to having every 3 months but seems like some in Melb are doing it every 6th...
We do them every 17 weeks to allow for the 4th inspection for owner to view property during the year and tenant is made aware of this at sign up. This is in QLD
3-months is far too close, except for the first inspection after moving-in. I am trying to do 6 months or thereabout, unless there's specific problem we envisage with Tenants (and even Owners)
How does 17 weeks allow for owner to go? Couldn't owner go anyway or do you have different rules on this up there? For every 100 properties, that's 400 inspections per year which is 8 per week every week of the year. So definitely keeps ya occupied.
We can only legally do 4 periodic inspections a year. We could get owners in other ways but this is explained to owners before signing PO Form and if they rather 4 inspections we set the inspection to reoccur for every 13 weeks
I completely agree, it's really a waste of time for 90% of the tenants who do a great job of keeping the house up to scratch. Unfortunately It's one of those questions that comes up in most listing appointments... so it's really difficult to explain why we'd do less inspections than every other agent in the area.
