    Hi all, been doing the rounds with a friend out over the past few weeks and he has purchased the following 1/34 Julie Court, Langwarrin, Vic 3910 at $405.000.

    This unit is in a group of 6 units and it is the front unit, the outlook from all the windows in this particular unit is fantastic as you don't feel like you are in a unit complex when you are sitting in the meals/lounge area and you just see trees and bushes outside.

    The meals area has an outlook over tree tops and roof tops for about 300 metres over the back fence which is also great. Couple things to note is that this unit has the largest land size in the complex and only one other unit has the same 3 bed, 1 bath, 2 car garage + 2 car spaces in front of the garage configuration and that is unit number 2 and this sold for $429,950 in August 2018 I am told. Unit 1 also has an extra space in the additional front yard for a small 6 x 4 trailer storage as well.

    Plans are to do a full renovation, get rid of the dedicated laundry and have a combined laundry in a 2nd bathroom and then will shift in.

    So is this a smart buy considering it would have been worth considerably more than unit 2 just on 12 months ago due to the additional front yard, extra trailer space and fantastic outlook from inside the meals/lounge area?

    Aug 18 was close to peak so ‘Melb’ market off approx 10% from there. Recent slight pick up so estimate around $380 - $400k if U2 was bought at market price & area has followed Melbourne market averages.
    It seems you’re looking for confirmation, but from your info it looks like a neat & tidy unit purchased around market value. Not an area expert though.

    Thanks craigc for your reply. It is my friends first project and intends to do a full renovation of the inside. I will post up some before pics when he settles and some after pics when he has finished.
