    Hi John,

    Thats the idea - the last thing I want is for the builder to go bust because he was cutting his own throat on the price.

    Having said that I will also tender a job to keep the builder on their toes.

    Update - construction will commence in February with anticipated 10 month construction period.

    4 sold off the plan - one to go.

    Big thanks to BeDeveloper for preparing the sales brochures - here are the temp brochures.

    Loved that glossy brochure. makes me want to buy :) Great job BD

    Can I offer some suggestions on the brochure? I would make the plans to scale as it makes the ground floor look very tiny compared to the top storey, and orient the ground floor and top floor the same way.

    Are they the colour selections for the development? Is that ensuite carpentry around the ensuite mirror included?

    I'd like to see the garaging and courtyard space too.

    Also... spelling. 2 glaringly obvious spelling errors - and both words are headings....

    PS lots of spelling and grammar errors in that brochure but I think you said it's the temp brochure?

    I think he has given away cars as shown on 3D images as well:):):)!

    on serious note:
    As you know, most of 3d images are vision of proposed development. Inclusions (as agreed with builder) and approved plans will be/is part of contact of sales.

    Important thing is, he sold 4 out 5 units above expected price and development will be out of ground in first quarter of 2016.

    P.S. I am sure updated infopack is on its way!

    so I was hoping your reply to be... 'whatever, it'll be 100% sold by the time the brochure were to be reprinted' :p

    when those townhouses are complete, just delete 2 rooms from the plans... it's OTP, you can do anything to it right?:p

    I wish I can say that. Plan was to print infopacks in early Feb 2016! He manage to sold 4 within 2 weeks.

    I don't think it will make it to printers now.

    Shahin's developments are well finished and will look lot better then 3D images!

    His Tribeca project is shaping up really well and will be on market soon. I am sure it will be out of door in no time as well, given its location and price point.

    Shahin asked Builder to increase height and floor space in his current development. Totally opposite to recent trend!:):):)

    So they were sold before the brochure was done? gee that's quick. Well done @Shahin_Afarin

    Shahin as they have bought before construction has started will you give them any choices in colours internally?

    I love high ceilings. They can give a sense of more space in a small development. I'm doing 2700mm high ceilings in a 70sqm two storey one bedroom terrace. 70sqm is the limit allowed so I need to make it seem larger.

    Another way to make them look bigger is, introduce some glass edge ceiling and sky lights, if possible!
