    Thanks everyone for your advice and opinions. I’ve decided to change my PM will act based on the advice of the new PM once they have reviewed the situation.

    I would also keep in mind that even if you didn't give approval, I can't see how you could legally stop the tenant's partner from moving in.

    And I suspect there's little you could do about the pet just being brought in as well unless it actually causes some further breach of the tenancy agreement.

    Yea ya can't really stop them, but a decent person would ask first and comply with any requirements given. But features heavily in renewing process / decision.

    I like it when people are upgront and ask......cause most of them just do as they want.......so it would be looking good if it was me.......

    However, some advice on page is not legal in some states.

    All adult residents name needs to be on rental agreement, that means all are liable for rent.

    Current tenant needs to agree to a new agreement being prepared.
    Sounds like a lazy or agent without much experience. I would change agent immediately.
    Problem tenants deliberately target landlords and or agents that do not do tenant checks or have access to rental databases.
