    5000m2 in the right spot is a different proposition, sometimes in the middle of good areas of towns some people do have larger holdings and they would be worth it possibly.

    I would strongly consider commercial in the industrial area or in the town centre.

    It's easier to find deals in regional areas that sell just as fast as deals in the city if renovated nicely.

    FYI I obtained this info from Ray White Parkes when I was trying to buy the house I was renting in 2013-14 (and wasn't able to as the owner didn't want to sell).

    You can see that most houses are bought and sold for under 300K, a signicant portion for less than 200K.
    The top graph shows how median can distort things. At 350K the median sale price but I often see it as closer to 240K. Depends where you look. However, there are plenty that do sell in this higher price range, especially to locals.
    The first graph shows how quickly prices can double then triple then quadruple within a few years. Just as well the yield is so good - hold until the time is right.

    Approx $200-$280/week. Important to buy the worst house in the best street and bring it up to par.. That way you get your 7%+ yield and a good tenant.
    What am I doing to mire?
    Keep it simple, most people are unpretntious.
    • Paint inside and out
    • Floor boards
    • Install evaporative air con
    • Reno bathroom
    • Remove asbestos garage and put in carport
    • Basic landscaping - remove shale, pond, maybe brick barbie
    • Tidy up fences
    • Storm water

    Sounds like you definitely have a hands on approach.

    I dare say the expenses would make it prohibitive for buyers 4+ hrs away.

    how do the build costs look in Parkes, about on par with the rest of NSW?

    Bathurst will still benefit from the Inland Rail

    "While a small number of locations will be on the rail line, including Parkes and Narromine, all towns and cities will benefit from improved freight access and the boost to the regional economy, Mr Joyce said.

    He said the Inland Rail project would contribute to a stronger, more resilient nation.

    A total of 14,000 tonnes of steel will be needed to complete the 107-kilometre line between Parkes and Narromine.

    More will continue to be delivered over the next month.

    Construction is expected to begin in the next few months."

    lol....I was nearby doing some work on Elvis day this year, but after working in the sun on a warm day till past 6pm, I had no desire to go to the club in dirty work attire, maybe next time.

    re rail, well, yes, it is going ahead, it should boost many places. Do they have the intermodal operational in Parkes ? IIRC it was only set aside for the future.
