And only $100k more? The CG would be more than that by now surely. Instant equity.

As per @ej89 suggestion which has confirmed me about this area. I have to admit yes, I bit the bullet and have put my self forward to invest in Park Ridge QLD for a 4/2/2 new house build by Australand.

Where else you can find a property slightly above $300k with the potential of CF+ ?
as per @wombat777 has said in another thread, anything sub $350k will gain high yield easily which makes it easier to hold during the interest rate increase next few years.

As for the details, I will update you later with the new thread as soon as the house is fully built and rented out .

At least I have locked in the price of $308,500 as at this month, so the house can / should appreciate next year when it is fully build.

I am looking for the area in VIC namely,
    Frankston and Werribee.

Is it any good ? It doesn't have to be a house, 2/1/1 apartment or townhouse would be great since I'm looking for a cashflow or high yield property.

Is 320 m2 the house size or the land size?

@Angel it's the land size mate given the property price is just slightly over $300k

@Kangaroo when you are looking to buy existing house, then you also have choice to buy in Crestmead as well.

As for the Demographics, you can see it in the real estate investor website information here.

Cashflow wise it is clearly Crestmead comapre to Boronia Heights.

Note, I couldn't find some info about Park Ridge as this thread title suggest.
