    Congrats Tekoz...I remember some of the Dipsticks here had a go at you for buying there...looks like you have proved them wrong.

    You have done a lot better than people buying in Woodridge, Marsden, Crestmead, Logan Central, Kingston...clearly shows quality is important...

    @sash thanks mate.
    So far I have not sell my property yet, but yes, one day the price will be doubled for sure.

    It's only a matter of time.

    I'm not saying that those people buying in Woodridge, Marsden, Crestmead, Logan Central, Kingston area is wrong, but it is a slow progression towards the significant CG.

    Agree....because it is the locals who will drive CG...not Southern investors..

    Give this another 24 months. Maybe not Kingston but there already has seen some movement in price in these areas. I'm quietly confident on these areas and lets face it Park Ridge and Crestmead is literally across the road. LOL - it actually is.

    Its like saying Parramatta will continue to go up but Westmead will remain the same price. It doesnt happen.

    Why is it a poor comparison? OK how about Blacktown and Doonside? Same thing again.

    Seven Hills and Lalor Park. Same thing again. What would you consider a good comparison then?

    Tekoz compared Park Ridge with Kellyville, is that a bad comparison as well?

    You need to understand suburbs directly next to each other cannot be miles and miles apart from quality. The people inter wind, the shops and amenities and schools are shared, infra is shared along with a plethora of other things. I would bet 100s of students in surrounding areas attend Park Ridge high and they are best mates with each other.

    I've seen it happen in many property markets.

    But of course your the pro around here right? Share your wisdom please.

    Tekoz, these are not actually house sold. They are Builders/Project homes advertising on RE. They don't have specific address or lot size.

    For example, this H&L has a sold price of $210k. Is it realistic ? I don't think so

    OK everyone, it is time for me now to extract the equity on my property that I bought a while ago.

    I have selected the best material and making it better quality home than the standard package, hopefully this time I will be able to get about $70k+ profits.

    @RetireRich101 THat house is too cheap, probably got a problem in it.
    Anyway, my property has been built with better standard and quality.

    Yes, it is. now I need to move on to buy the similar H&L package in Spring Farm NSW 2570
    The price is around $600-650k

    So how much profit will you really make after all purchasing costs, holding costs and sales costs? CGT too.
