Paint, remove or leave - Wood Paneling.

    The wood paneling is all throughout this place and is in good condition but very dating. In the living areas it has been painted white. To maximise rental potential would you leave it alone, paint it or have it removed?

    Not sure as it has never been sold before or rented. We hope to eventually renovate properly in a few years when we move in.

    I doubt it would make much difference to rental pricing.

    If that is all through the place, it is a BIG job to paint it white. I would not bother while it is a rental, especially seeing it seems to be in good condition.

    Have you asked the rental agency who you will be using whether they think painting it white would make a different in the rent you could achieve?

    It will be at least three coats (and the first will be a special "sealer" type) and that will cost probably more than it will benefit you.

    Looks good already but if you're keen on refreshing it, might be worth putting on a few layers of shellac depending on what's already on the boards. It will give it a nice light golden colour which would brighten up the area a little and won't cost much.
