Padmount substation

    Hi,

    I am Intrested in purchasing a lot in “the gables” – Nsw.
    This is a 17.5 mtrs frontage and 30 mtrs deep.

    This has a padmount station in front of the lot.

    An some suggest me what are the easement restrictions as the diagram shows (u) (v) and (w).

    I believe in gables we have leave 5 mtrs from front as a setback and given that PMS is at the front, this should be 7 mtrs. I not sure how the easement is calculated from the frontage perspective.

    If it's an easement, it will not change the frontage.

    Why do you want a block with a kiosk on it? Check other threads for similar issues other than it's cheaper than other blocks.

    Small substation in front of house - dealbreaker?

    Substation in the front of the property. Is it council land or within the property

    Is it a good decision to buy a lot with electric padmount substation on the rear end?

    One like this went up down the road from my house and it took ages to extinguish. Water cant be used initially as it contains oil and electricity.

    That one would appear to be a subterranean chamber sub-station not a kiosk. Even though they have blast-proof shutters etc, there will be damage should one of these fail.
