Awkward size block but a similar size block with a pre war house on it just sold for 2.4m in Paddington. Could be a slight premium over that being an empty block.
Paddington is a strong suburb and a good location to buy I think over the long-term you really can't go wrong with a good size block there. Do you really need to buy a vacant block?
Land value should be pretty similar though. Or they're making a loss on subdivision. There was a land sale of a similar size block on Kennedy terrace for 1.85m so I'd expect at least that. The majority of the small qlders on 405m2 blocks are going in the 1.5-1.7 range now which puts them around the 3700-4100/m2 range. Whoever bought Evelyn St will be relying on those kind of numbers for a subdivision to make sense.
The land is one thing but the build will also be expensive if you want it to be in keeping with the area . You’d be looking at north of $1m for the build . So all up probably approx $3.5m-$4m plus turnkey
Tats rigth. It all depends on what the land will go for, where i am still thinking would be no more than 1.5 mil.
I am looking for Ascot, Hamilton and Paddington. I would also consider St Lucia, Bardon and Wilston. New Farm, Newstead and Teneriffe are out of my price range (for the size and type of house).
Also include Milton as most of the Milton housing is on the Paddington side of Milton Road. Auchenflower is good to. Can be near the train and flood free parts. Also Red Hill.
