P&I loan vs Interest only

    I take it 3.77% p+I with full offset or 4.4% IO with full offset isn't much to write home about if borrowing 150k for investment purposes?

    of thats the total volume to lender X, thats an ok rate

    Yes cba lender, looking at putting the funds in lics paying around 4%fully franked yields, what if the borrower had 100k cash sitting idle too and put in the offset, which approach would be preferred, I read that having a p+I fully offset pays itself off from 30 to 15 years. Is there a preference?
