    Thanks Ozzie. You've done alright in the US. Property investing can make you money just about anywhere.

    If I buy there I would do it all myself. Online research here, then fly over for three months, drive around checking the place out, sit in bars, cafes, road houses, bordellos etc, just to get the feel of the place.

    Look forward to reading more posts.

    Ozzie - what do you think of single family homes vs multis in terms of price point, yield, etc ? I can't remember as its a few years ago I was looking in Nevada / Dallas / Atlanta , but couldn't borrow for one or the other as a foreigner.

    I should add, I'm not afraid of run down high potential yield stuff, that's what I primarily invest in here. Managing that remotely might be challenging though.

    I am also very keen to get into the US property market, and you have made some great points about San Antonio which I am going to reach further. The property's you mentioned with the 85k price tag what sort of rent would you expect per month

    I have a friend with some properties in Austin, TX who is cleaning up on Airbnb due to all the events the city hosts each year.

    Thought about doing something similar?

    Datto - unless you have a burning desire to travel in the US for 3 months and then claim it as a tax write off, there is no reason to travel to the US to purchase your property.

    Our first property was bought without ever physically seeing it. All negotiations/dealings were done online or phone.

    The only driving around the neighbourhood I did.......was via Google Map.:rolleyes:

    To be honest, it ain't my thing. Good luck to your friend. Both Austin and San Antonio are tourist towns - I could see it working.

    I'm not qualified and I feel uncomfortable about giving that kind of specifics. This website provides a good guide to average rents. From my experience living here, the averages reflect rents for ok rental homes.

    trulia.com is a good source for rental homes currently on the market. As I said, I'm partial to in the north west suburbs. It's green and very suburban with great access - and is one of the fastest growth areas in SA.

    I agree with you. Run down properties with potential are more fun. I tried to buy one last year in the Highland Park district last year but financing fell through and I just couldn't get it together in time and had to walk away. It's one of those funky up and coming areas close to downtown SA.

    It was listed for $45,000 from memory. The former owner had done a cheap and nasty and illegal extension and divided the house with two entrances. They had also converted the garage into a one bedder.

    It is one of my biggest regrets.....not trying harder to pull it off. Oh well - another year and I'll have access to credit again.

    This is a good example of what maybe good value for money. This is exactly the kind of property that I think is worthy of a look at in San Antonio.

    Sure, it needs some work.....and as long as there aren't major structural defeats, with a small budget for reno, you could quickly double your paper value. It's in nice neighbourhood with easy access to good schools, freeways and major shopping areas, etc. It's likely to attract approx $1,400 a month rent after renovation.
