Overseas serviceability after Australia maxed out

    Once your serviceability is maxed out in Australia, has anyone had any experiences with a strategy of then trying to secure loans with overseas banks (with different lending environment) for international property at this point?

    Thought this might be a timely question given the RC and implications to lending.

    I buy in NZ and US as well as Aus. It was a deliberate strategy to take advantage of lending in a few different countries, building up equity, cashflow and borrowing power. I bought with cash for the first ones though (or low lvr) and refinanced.

    As far as I'm concern to do this you first need to have a security in different countries for those banks to lend you money.

    Yes you need to own properties.
    Equity release against properties, for foreigners in USA around 65-70% LVR

    Is there lender to provide portfolio loan when the owner is trust instead of individual?

    Good question

    This is where it gets tricky...I am in process of sourcing finance in US. An amendment to my operating agreement of my LLC may required

    Not impossible, dependen on lender. Will know more over the next month

    Would that mean you would have to buy the first one in cash?

    Yes, perhsps More than one, dependent on lender. Some will want minimu of 750k loan
