    Builder was good and bad.. Bad outweighs goods in his case.. so cant recommend him anymore.

    do you have CC for build?

    if yes, flick the details to me, i ll get back to you with recommendations!

    CC is construction certificate.

    Check contract hundered time, if not sure Flick it over to us and we can look in to it.

    Avoid words " allowance" as much as you can
    Select your PC iteam prior to signing contract
    Ensure Its fixed price and Terms.

    Mind sharing the suburb?

    Also there are a few councils that allow duplexs with 500m2 (holroyd, liverpool and bankstown) and 550m2 (penrith on r3 blocks)

    prices have gone crazy in Holroyd council area.... When we bought the block, similar duplex potential sites were going for $450K.

    Taking a wild guess now.. should be at $750+K for potential duplex site.

    @Mumbai, may be able to give somewhat accurate price range (From memory he has site in close proximity)

    Penrith council duplex sites are approx 550k.

    I purchased a property on R3, 3 years ago for 350K.
