    Have just been to Orange today with 2 Property Chat members.... their properties are about to be handed over. We met up with the builder and did a really good walk through of their properties and a property currently under construction for my SMSF. They are extremely happy with the finished product. I'll let them jump in and add their 2 cents if they decide they would like to do so...

    Nice, need to know bit more (Pros and cons)abt NRAS if it is suitable for me for debt recycling and in general.

    Who can become an NRAS Investor
    As announced in the 2014-15 Budget, there will be no further funding rounds or new allocations of NRAS incentives beyond those currently allocated in the Scheme and held by approved participants. This means the only dwellings eligible for NRAS incentives are those that have been or are currently being built by approved participants in the Scheme.

    However, you may be involved in the Scheme as an investor by:

    • purchasing properties from approved participants as an individual or as part of a consortium arrangement (the list of approved participants can be found at NRAS Performance Reporting); or
    • purchasing an existing NRAS dwelling from a current NRAS investor.
    Investors are encouraged to seek independent financial, legal and taxation advice before purchasing NRAS properties.

    Why are so many people renting in Orange? eg you would think people in regional areas are buyers not renters?

    Im the opposite , i would only ever rent here so is soon as my reason for being there is up i can get out of there asap!!

    That's right. A lot of people I met (in health care) are happy to rent and plan to move back to cities as soon as opportunity arises

    You are both entitled to your opinions... Regionals like Orange cant possibly be doing well, right? The facts are that Orange has experienced @ 1% + population increase every year for the last 10 years . Maybe it's just a 10 year anomaly though, right?

    Didn't say Orange is not doing well. Just commenting on how some people won't be staying for long there. For the same reason, some regionals have a very low vacancy rate.
    In fact I often do fly in-out (casual job) to Bathurst and Orange in last 2 years and noticed more and more activity every time I go there. If I am going to buy in regional again, Orange is on the list but I am also finding good deals in my backyard too!

    It's almost impossible to understand how someone calling themselves boganfromlogan could have come up with something so clever :)

    What would we call a dual occ in Banana? A Banana Split?
