    Hey - looks interesting!

    There is plenty of development and knock down rebuilds in that area and I agree at the right price the area seems reasonable.

    That is a busy street though so I'm not sure of what that will sell for?
    Do you have an estimate or idea??

    If you are looking at purchasing I wouldn't of included the property as you have just increased your competition.

    You might be better to PM someone (or people) that you have a relationship with to springboard ideas. At least then you have less competition than the whole PC community (including guests).

    Last sold in June 2013 for 535k. Looks to be worth about 700-800k. 45 Burrabogee Road sold mid December for 810k which looks reasonably comparable.
