NSW Opinions on Chatswood West?

    Any locals around there can share some opinions on this suburb? Currently considering it, seems to be 1m cheaper than the west side of Chatswood, and 2m cheaper than Chatswood proper.

    Pros:
    - cheap compared to surrounds

    Cons (please confirm whether an issue):
    - traffic? seems to be reliant on 1 road east and west each
    - living near lane cove river - how is it there? mosquitos? smelly?
    - some houses (all along the river for example) are zoned E4 - what are the main considerations?

    large family house, 2 storey with 5-6 bed with large land preferred. Or large block knockdown site.

    Alot of the area is prone to bush fires, even though you're not next to the bush eg. Hawthorne Ave you will suffer smoke or ember attack & evacuations.

    There are no shops or schools - reliant on Chatswood/Macquarie, trains at North Ryde, it's still close enough to Pacific Hwy via other streets off Lady Game Drive.

    E4 land can be a pain compared to the standard R2 land.

    thanks - I guess only relevant if I go down the knockdown rebuild route right?

    from what I gather, FSR of 0.25 instead of the standard 0.4. Also is it true E4 cannot use any part of the NSW SEPP? i.e. no granny flats, must go thru DA for everything?

    True - a short drive to those amenities. How often are mandated evacuations? yearly? decade-ly? monthly?

    Never.... Would be good if local residents were given fire evacuation plans. But they also could become very confused....

    Whenever there's a bushfire which poses a risk to the public.

    Yes knockdown and rebuild would be the main constraint but also sometimes if sub-division is wanted the min lot size tends to be greater with E4.

    The NSW SEPP tends to be worded showing what lands (zones) can have complying development rather that what lands can not. By omitting E4 from many aspects it acts as a prohibition.

    Hi Everyone,

    Rather than starting a new thread, hoping to bring this one back to life... what's your sentiments on Chatswood West now?

    We have a max budget of $3m and have been looking at the west side of Linfield and Roseville however we recently discovered Chatswood West.

    An agent we have been keeping close contact with has an off market coming up that ticks all our boxes and slightly under budget but keen to get your thoughts on the area.

    Unfortunately not a lot of recent sales either... we found:
    11 Fairyland Ave - Sold for $1.99m
    132 River Ave - Sold for $1.74
    Looks like 2 River Road passed in end of last year - very nicely renovated however the slope is huge... also the distance to Delhi is also a bit close? Any mosquito issues with the river so close by?
    Does anyone know if the whole area is E4 zoning or only the river side of River Ave is?

    Personally, I would go further north on the east side of pacific highway before Chatswood west. It will always be considered the poor cousin imo.

    I think being in the Lindfield Learning village catchment is a positive. That school had a huge expression of interest list, 3000 expressions but the school doesn't take anywhere near that many kids.
    Also being west side you'll find it easier to go to Mac Centre, Lane Cove National Park etc.
    But I don't know if having that is better than living in Roseville.

    Just wondering how easy is it or not would it be to walk to the train station?

    Lived in Lindfield for 3 years and frequent Chatswood. Roseville is definitely more convenient with a train station but house prices will reflect that.

    As other posters have mentioned, fire zoning is an issue to be aware of for Chatswood West, I also recall very low listings in that area compared to other parts of the North Shore.

    What's your tickboxes for presumably an owner occupier?

    There's some great pockets of homes in the area where Fullers Rd meets Millwood Ave - the closer to the golf course the steeper it becomes. Likewise on the other side of the river around Fairyland there's some blocks with inclinators but overlooking the LCNP.

    Planning maps are on the NSW government website or linked from council planning website.
