    That's not really true.

    When market is hot. It pulls all properties with it even badly un-renovated properties.


    In a downturn people are more picky and bad properties get left behind for a substantial discount.


    So in a downturn maybe the only way to increase val is manufacture it.

    Although simply you may not have much gain.

    thanks for your help and agree - unless I do a full, nicely done reno, it won't have much of an impact.
