One more Sydney terrace reno - before & after pics

    This place was @Morgs and my home in the Inner West a couple years ago. Major reno involved gutting the front 2 bedrooms of the house, new foundations for bathroom, kitchen, living and second storey addition of master and ensuite.

    Project was completed as owner builder with a base crew of 2 carpenters and a labourer in 10 months. Costing was approx $260k. It was a great little house - so I've saved the fav for last. Feel free to ask any questions!

    Great job, was this your PPOR or investment?
    I like:
    - how the upstairs addition kept the style of the house, with fire place, architraves, windows, etc...
    - enjoyed the neutral colour tones to appeal to mass market including wider flooring
    - how you made use of joinery/cabinetry for the full height of the ceiling
    - great use of sky lights, I really like airy and places with lots of light
    Care to share any lessons learned, or what went right and what went wrong...? Was the budget and timeline on schedule?

    What were lump sum prices from builders for the job. Sounds like you got a bargain :)
    how did you find the chippies? And were they the same guys for the entire job?

    This was a medium term PPOR. I learnt heck of a lot just being there everyday, ordering materials, talking to all the trades, solving daily dramas...I really cut my teeth as an owner builder which has helped with more recent projects. So many things went wrong but in hindsight they were speedbumps so just keep an eye on the bigger picture. The budget was on schedule, and timeframe was maybe only 6 weeks delayed.

    There were no lump sum prices on this job, I literallly paid them a day rate :) it was a lot of trust but I worked with these chippies before on a smaller extension and they were there from demo right through to the joinery. They helped me supervise all the other trades that I hired. I had a good idea of how much each 'stage' would cost so I knew how I was tracking. Mostly unexpected excavations/rock blew out time. I had a mini sandstone quarry for a while there.

    Have you moved this one on since it was done? Would be great to see more photos of the transformation, seems like you are able to fit a lot into a small space.

    Yep the master/ensuite/study & turned the existing roof space into another bed.

    Hi Mel, you know the timber pergola at the back (with no roof), I've seen it numerous times in other properties and have always wondered what specific purpose it serves (given there's no roof) eg hanging plants??

    I will jump in with some suggestions @Lacrim. I would grow a grape vine over it. Sun in winter, shade in summer. However, other options for me would be passion fruit or perhaps a climbing rose if I wanted flowers. Wisteria looks nice but can damage the structure. I am not a fan of heavily perfumed plants like jasmine but they too grow well on pergolas. Just a few suggestions until @Meristone gets back to you. It is a lovely reno!

    Hey D, good question! I always intended to put a cover over the top but was really aware that we didn't want to lose any light. Considered retractable fabric style shade (too complicated), glass style (too hard to clean/expensive), suntuff stuff (too ugly), so ended up with just the timber frame as a feature. As @Islay says growing a grapevine or something would have been a good outcome.

    Yeah agree. That plastic clear sheeting is practical but sooo ugly.
